The five certificates

1. EICR — every 5 years. Mandatory. Fines up to £30k. From £89.99.

2. CP12 Gas Safety — every 12 months. Mandatory if gas. Void S21 if missing. From £69.

3. EPC — every 10 years. Mandatory to let. MEES tightens to band C on 1 October 2030. From £79.99.

4. Fire Risk Assessment — annual review. Mandatory for HMOs and communal areas. From £129.99.

5. PAT Testing — annual recommended for furnished lets. From £44.90.

The cheapest bundle order

Book EICR + CP12 + EPC in one visit — 10–15% off the bundle, one tenant disruption, all three certificates same day.

Add Floor Plan to the EPC visit for a further 20% off the floor plan.

For HMOs, schedule FRA on a separate visit with a fire-qualified engineer (different competence). Otherwise PAT can attach to the EICR visit.
