Frequently asked questions
How often does emergency lighting need testing?
BS 5266-1:2016 requires a monthly function test (typically a brief switch-test the responsible person can do) and an annual full 3-hour duration test by a competent engineer with a written certificate.
What happens if a lamp fails the duration test?
We log the failure, flag it on the certificate, and offer to replace the failed fitting at trade rate. Most failures are end-of-life battery cells — we hold common stock so failures get fixed in the same visit where practical.
Is emergency lighting required in HMOs?
Required where there's no natural light along the escape route, or where the FRA identifies it. Most three-storey-plus licensed HMOs need at least staircase emergency lighting.
