Frequently asked questions
Is an EICR a legal requirement for HMOs in London?
Yes. Since 1 June 2020, all rented properties in England — including HMOs — require an EICR every 5 years. Licensed HMOs are checked at the licensing stage; selective-licence councils audit on renewal. Failure to provide a current EICR can result in fines up to £30,000 per breach.
What is the 28-day remedial rule?
If the EICR shows C1 (danger), C2 (potentially dangerous) or FI (further investigation) codes, the landlord must complete remedial works within 28 days (or sooner if specified). Written confirmation of completion must be sent to tenants within 28 days and to the local authority within 7 days of completion.
Do I need a separate EICR for each unit in a converted HMO?
For a single-installation HMO (one consumer unit, shared by tenants), one EICR covers it. Where the property has been converted into self-contained flats with separate consumer units, each unit needs its own EICR — we bundle multi-flat pricing.
Will you fail my Type AC RCD board?
Not automatically — BS 7671 A4:2026 only requires Type A protection where DC fault current is foreseeable (induction hobs, EV chargers, certain LED drivers). We code Type AC C3 (improvement) on standard loads and C2 where there's a clear DC risk.
Can you do the EPC and Gas Safety at the same visit?
Yes — bundling EICR, EPC and CP12 in one visit saves 10% and minimises tenant disruption. We hold the same-day window across all three certificates.
How long does an HMO EICR take?
A 3–4 bedroom HMO typically takes 2–3 hours on site. Larger licensed HMOs (6+ bedrooms or multi-board) can run 4–6 hours. Certificate is emailed by end of day.
