Frequently asked questions

Do I need an FRA if I already have an EICR?

Yes — they're different statutes. An EICR covers electrical safety under BS 7671 and the Electricity at Work Regs 1989. A fire risk assessment is required under the Regulatory Reform (Fire Safety) Order 2005 and covers fire detection, escape routes, evacuation and fire-stopping — none of which an EICR addresses.

How often does each fire safety check need to be done?

FRA: reviewed annually, fully rewritten on material change. BS 5839 commercial alarms: quarterly user checks, six-monthly engineer test, annual certification. HMO BS 5839-6: annual engineer test. Emergency lighting: monthly function test, annual 3-hour duration test.

Can you bundle the fire-safety renewals?
