An EPC is valid for 10 years from the date of issue. Renewal is triggered by expiry, sale, the start of a new tenancy, major refurbishment that has changed the rating, or a MEES regulation change that obsoletes the original assessment. The renewal itself is a fresh on-site assessment under RdSAP 2012 — not a re-stamp of the old certificate — unless almost nothing has changed and the assessor can certify continuity.
Letting or selling with an expired EPC is a breach. For lettings, the property cannot legally be marketed; for sales, the conveyancing solicitor will block exchange until a current EPC is lodged. Penalties range from £200 (commercial under-£200,000 sale) to the £5,000 ceiling for an offence under the EPB Regulations 2012 — and the £30,000 per-breach MEES ceiling, which is reinforced when the band C floor takes effect on 1 October 2030.

When does my EPC expire?
Ten years from the date of issue printed on the certificate. You can confirm any UK EPC and its expiry date at gov.uk/find-energy-certificate by entering the postcode. We recommend booking renewal 60 days before expiry to leave room for any improvements if the rating has changed.
What if I sell with an expired EPC?
You cannot. The EPB Regulations 2012 require a valid EPC to be commissioned before the property is marketed and provided to any prospective buyer free of charge within 7 days of marketing. The conveyancing solicitor will refuse exchange without a current EPC. We can issue a same-day replacement to unblock exchange.
What if my EPC expires mid-tenancy?
You can continue the existing tenancy — the EPC was valid at the point the tenancy started. But any renewal, statutory periodic rollover or new tenant on the property triggers the requirement for a current EPC. From 1 October 2030, the property also has to be on band C or better regardless of tenancy state, under the unified MEES deadline confirmed in the Warm Homes Plan response (Jan 2026).
Do I need a renewal after improvements?
Only if you want the new rating reflected. The 10-year expiry continues to run from the original issue date. But if you have upgraded to (say) band C and are using that to satisfy MEES or to market the property, a re-assessment captures the new rating and resets the 10-year window from the new lodgement date.
How fast can I get a renewal?
Same-day in most London boroughs. We typically have an assessor on site within 24–48 hours, and the EPC is lodged on the central register and emailed the same working day after the on-site visit. Urgent same-day-of-call slots are available for conveyancing-deadline cases.
Does the renewal cost more than a first-issue EPC?
No. Pricing is identical: £79.99 (studio/1-bed), £89.99 (2–3 bed), £99.99 (4+ bed). The methodology is the same — full RdSAP 2012 on-site assessment — there is no "renewal lite" option that re-stamps the old certificate.
What if my rating has dropped on renewal?
It can happen — RdSAP 2012 conventions tightened in 2022 and again in 2025, so what was a D in 2014 might be a low-E in 2026. Can I bundle EPC renewal with EICR and CP12?
Yes — this is the most common renewal pattern. EICR runs on a 5-year cycle and CP12 annually, so most landlords align all three at the EPC renewal point and lock them onto a shared renewal calendar. The landlord pack bundle saves 10–15% versus three separate visits.
